The refurbishment of the Metcalfe Bond stores provides a new lease of life for this heritage building and ensures its ongoing and active contribution to the lively Rocks precinct. The works included a complete replacement of services and a BCA and fire safety upgrade to the building as well as construction of a new mezzanine between the existing roof trusses and reconfiguration of the building’s entry lobby from George Street.
Expand ContentCareful consideration was given during the concept design stage to ensure the new works are of equality, material and detail which befits this important heritage item. Dark timber lining and brass fixtures were utilised to complement the exposed brick walls and white-painted timber structure. The reticulation of new services is handled such that these do not detract from or interfere with the building’s heritage fabric, and contain adequate flexibility to adapt and meet the needs of the tenant.
Energy efficiency has been addressed via implementation of a variable refrigerant flow (VRF) mechanical ventilation system which will be connected to the Rocks Harbour Water Heat Exchange, as well as restoration of the existing timber windows to allow the building’s users to operate them for natural ventilation. Dali lighting has been installed, with zoning allowing for light harvesting around the building’s perimeter. The success of this adaptation lies in how invisible these new services and structures are integrated into the traditional items.
