The Masterplan for this 5-hectare disused industrial property, on the north bank of the Parramatta River, elaborates two distinct apartment building typologies arrayed across the site in response to their context, linked by the theme of ‘resort-style living’. Along the foreshore, four towers project over the landscaped park like wharves, capturing river and city views for high-level apartments, simultaneously establishing the signature view for the precinct from the water.

 

Each building typology is formally distinct and characterised by contrasting façade treatments: wharf buildings appear to float, with white horizontal slab edges, vertical timber cladding and full-height windows woven between each level; courtyard buildings appear solid and grounded, with panels of dark masonry stepping along the façade.

 

The site is carved into three super lots by a new road extension and a pedestrian and cycle link. A total of 750 apartments are arranged over 10 separate buildings varying in height from four to 13 stories. At the heart of the development, at the intersection of the streets a new square is created, connecting to a bridge which soars over the floodplain and river to link the development with Parramatta’s town centre. A new cycle path runs along the river and provides access to a platform over the water adjacent to the arching mangroves, potentially serving as a future stop for the Rivercat. Construction begins 2014.
